Multifamily in Bothell
Townhomes, infill, and developer partnerships.
Bothell’s revitalized downtown and the Sammamish River corridor have made it one of the most desirable spots on the county line. We build custom homes, additions, and ADUs that fit both its established neighborhoods and its new energy.
For developers and investors, the build partner is the risk. Svensen is the partner that controls more of the stack than anyone else in the market — which means fewer surprises on cost, schedule, and quality.
We build townhomes and small-lot infill, and we work with JV partners who want a builder with skin in the game and a supply chain that does not flinch when material prices move.
What we build
- Townhome and rowhouse construction
- Small-lot and infill multifamily
- Developer and investor partnerships
- Joint-venture build arrangements
- Timber-accented multifamily product
- Repeatable, schedule-driven delivery
Bothell lets you stack an accessory unit on top
The floor in Bothell is two units per lot, four within a quarter mile of a major transit stop, and four where one unit is affordable. What makes Bothell different is what you can add afterwards.
The city allows one accessory dwelling unit on a lot already developed with middle housing. Most cities treat middle housing and accessory units as alternatives. Bothell treats them as compatible, and that accessory unit can run to 1,200 square feet with a detached height allowance of up to 30 feet.
The complication is jurisdictional. Bothell straddles the King and Snohomish county line, so on a septic parcel adding square footage or bedrooms you will need King County Health or the Snohomish Health District depending on which side you are on. Establish that before the submittal package is assembled.

Owning the mill and the engineering means material cost volatility hits us before it hits your pro forma. For a developer, that is the difference between a budget that holds and one that erodes mid-project.

Multifamily in Bothell: FAQ
Do you work with developers in Bothell?
Yes. We partner with developers, investors, and JV partners on townhomes and small-lot infill in Bothell, getting into the pro forma early so the build serves the deal.
How does owning the mill help a Bothell development pro forma?
Material-cost volatility hits us before it hits your numbers. For a Bothell project, that means a budget that’s more likely to hold from underwriting to certificate of occupancy.
What multifamily product do you build in Bothell?
Townhomes, rowhouses, and small-lot infill multifamily — often with timber accents that help Bothell units stand out in a crowded rental or for-sale market.
Can I add an ADU to a middle housing project in Bothell?
Yes, and that is unusual. Bothell allows one accessory dwelling unit on a lot already developed with middle housing, where most cities treat the two as alternatives. Given the city also permits accessory units up to 1,200 square feet with detached height to 30 feet, that is a meaningful amount of additional floor area on the same parcel.
My Bothell lot is on septic. What does that add?
A health department approval, and which one depends on geography. Bothell straddles the King and Snohomish county line, so adding square footage or bedrooms on septic requires sign-off from King County Health or the Snohomish Health District. Identify which applies before the submittal package is put together, because it affects both timeline and documentation.
