Custom Homes in Mill Creek
Luxury custom homes with timber at their heart.
Mill Creek is a planned community and it shows in what people expect from a build. Tight lot lines, design covenants, and neighbors who notice. We work to that standard here, from custom homes to backyard ADUs, and we read the covenants before the drawings rather than after.
A Svensen custom home is engineered, milled, and built by one team with one standard. The result is a home that feels inevitable — warm, structural, and made to outlast its mortgage.
We work with high-expectation homeowners who want something specific: real timber, quality materials, and a builder who controls that standard from the log to the last finish.
What we build
- Ground-up custom and luxury homes
- Exposed timber frames, beams, and structural feature elements
- Whole-home design-build with architect and engineering coordination
- High-end kitchens, custom finishes, and millwork
- Site work, foundations, complex lot builds
- Energy-efficient, durable envelope systems
Building to a standard the street already set
Mill Creek is planned, and that shapes a custom build from the first sketch. Lot lines are tight, covenants often govern what the exterior can look like, and the neighbours have a clear idea of what fits. None of that is a problem if it is handled at the front end.
So we read the covenants before the drawings. Roof pitch, cladding, colour, where the garage faces, what is allowed at the boundary. Approval processes here can run alongside the city rather than through it, and knowing which is which saves weeks.
Within those limits there is real room to do something good. A well-planned home on a compact Mill Creek lot, with proper materials and a plan that uses every square foot, outperforms a larger house that was never thought through.
- Typical site
- Planned-community lots, compact, with defined building envelopes.
- Read first
- Covenants and any association design review, alongside city requirements.
- What matters
- Plan efficiency and material quality over footprint.
- Fit
- A home that meets the street’s standard without looking like everything else on it.
Most luxury builders buy their oversized timbers from a supplier and hope the grade is right. We own the sawmill. The Douglas Fir in your great room was milled to our spec at Washington Timber Company — so the beams are sized for the design, not the design sized for whatever was available.

Vision & feasibility
We sit down with your goals, budget, and lot, and tell you what is actually buildable — before anyone spends a dollar on plans.
Design-build
Architecture, engineering, and our build team work from the same set of drawings so the home is designed to be built, not just drawn.
Mill & fabricate
Timbers are milled to spec at our own sawmill and engineered structures fabricated through our TimberShield line.
Build & deliver
One accountable team on site, one point of contact, and a finish standard we put our name on.

Custom Homes in Mill Creek: FAQ
How much does it cost to build a custom home in Mill Creek?
Custom home cost in Mill Creek depends on size, site, and finish level, so we give you a real number after we see your lot and goals rather than a vague per-square-foot figure. Because we mill our own Douglas Fir, premium timber stays in the budget instead of being the first thing value-engineered out.
Do you handle design, engineering, and permitting in Mill Creek?
Yes. Svensen is design-build — architecture, structural engineering, and our build crew work from one set of drawings, and we manage the Mill Creek permitting process so the home is designed to be built, not just drawn.
What makes Svensen different from other custom home builders in Mill Creek?
We own the supply chain. The oversized Douglas Fir in your great room is milled at our own sawmill in Arlington and engineered in-house — no other builder serving Mill Creek controls the chain from log to finished home.
Will my HOA approve what we want to build?
That depends on the covenants, and it is the first thing we read rather than the last. Association design review runs separately from the city, and the two can have different opinions about the same drawing. Knowing both sets of requirements before design saves weeks and avoids paying twice for the same elevation.
Mill Creek lots are tight. How much house can we actually get?
More than most people expect, once the building envelope is properly understood. Setbacks, coverage limits and covenant restrictions define the box, and a good plan then uses all of it. We would rather show you what is genuinely achievable on your lot than start with a square footage target and work backwards.
